New Construction
Buying a New Construction Home in Charleston
New communities are going up from Summerville to Johns Island. Nancy spent years in builder sales, so she knows how builder contracts, incentives and timelines really work, and how to protect you as the buyer.
Why Bring Your Own Agent?
The on-site sales team works for the builder. Your own agent works for you, and in most cases the builder pays the buyer's agent commission. Register your agent on your very first visit; many builders will not honor representation added later.
The New Construction Process
- Compare builders and communities. Look at standard features, HOA dues and amenities, lot premiums and resale history in the neighborhood.
- Ask about incentives. Builders often offer closing cost help or rate buy-downs, frequently tied to their preferred lender. Compare that offer with an outside lender.
- Read the contract carefully. Builder contracts are written by the builder. Know the deposit terms, completion dates and what happens if construction is delayed.
- Make design selections wisely. Prioritize what is hard to change later, such as structural options, electrical and cabinetry, over finishes you can upgrade down the road.
- Get independent inspections. A pre-drywall inspection and a final inspection catch issues while they are easy to fix, even on a brand-new home.
- Walk through and know your warranty. Document anything at the final walkthrough and note your warranty request deadlines.
